Chimney flashing is the sheet metal that ties the chimney to the roof. Chimney flashing repair replaces metal that has rusted, lifted, or pulled out of the mortar joints so roof water stops running down the chase.

The work
Step flashing runs along the sides of the chimney, one piece at each shingle course. Counterflashing is set into the mortar and folds down over those steps. Apron flashing sits at the low side, and a head flashing or cricket sits at the high side. A leak can be any one of those, or sealant someone smeared over a gap that has since opened.
The repair cuts out failed metal, resets the counterflashing into the joints, and ties the new metal into the shingles. A roof leak that is not at the chimney is roof flashing repair.
Why it matters
Flashing leaks show up as stains on the ceiling next to the chimney, wet sheathing in the attic, or drips during a wind-driven rain. The chimney masonry can be fine. The joint is the problem.
Caulk over old flashing is a short patch. Once the metal has a hole or has pulled out of the joint, the metal has to be replaced or the leak returns.
What to expect
The leak path is traced from the attic and the roof, the flashing repair is explained, and the price is given before any shingles are lifted.
